The Noto–Syracuse coast holds what those destinations held before they were discovered, and what most have since lost. The number of such places remaining in Europe — with this depth of history, this quality of light, this concentration of UNESCO heritage, and not yet priced into the global luxury market — is vanishingly small. Share transfers require board approval to maintain community quality and investor alignment. The marketplace is governed by clear terms set out in the shareholder agreement, with pricing based on the most recent Net Asset Valuation and exit requests reviewed quarterly. No other Golden Visa operator offers a structured, community-based liquidity mechanism of this kind. It is early-stage by design — built to grow alongside the community it serves.

Italy’s regime forfettario per i neo-residenti offers new tax residents a fixed annual substitute tax of €300,000 on all foreign-source income — regardless of total worldwide earnings — for up to 15 years. No. Italy’s Golden Visa has no minimum physical presence requirement. You need a registered address in Italy — Sicily Prime provides this — and must not be absent for more than 6 consecutive months to preserve residency continuity. Many of our investors maintain their primary base elsewhere and visit Sicily seasonally.
Every investor receives 14 days of complimentary annual stay for up to 6 guests (occupying a maximum of 3 bedrooms) across the Sicily Prime managed villa portfolio. No commission, no booking fee. High season (June–September) is reserved for rental income — an honest detail that protects everyone’s returns. Mid-season (April–May, October–November) is available on a first-come, first-served basis with a cap. Low season (December–March) is available freely at the investor’s discretion. This benefit becomes available once the first villas are completed (from end of 2027).
Investment Protection & Exit
After 5 years, your shares become eligible for the Internal Marketplace — a curated peer-to-peer liquidity mechanism within the Sicily Prime community. Exit requests are reviewed quarterly. Pricing is based on the most recent Net Asset Valuation. This is private equity, not a public market — immediate liquidity is not guaranteed. But the growing community of incoming investors and tangible underlying assets provide a structural exit pathway that most visa-qualifying investments do not offer.
Returns are variable and performance-based, not guaranteed.† Investors participate in economic participation premiums, development management fees, hospitality revenue, and portfolio appreciation. We do not promise specific numbers on a public page. What we can share: prime villas in the Noto–Syracuse corridor command €800–€2,400 per night depending on size and seasonality (ultra-premium 6+ bedroom estates at the top end). Project-level accounting with dedicated bank accounts per deployment. Funds held in a dedicated special-purpose account until visa is fully approved.
